Key Highlight: This was a slower week for real estate but two transactions still made the page. Not quite as quickly as snow turned to rain, one major commercial property did reflect a change in ownership this week along with the sale of a nice modestly sized condo.
0 and 300 Danbury Rd. and 0, 3,7 and 11 Whitewood Ln.: JFM Properties II LLC to MWD I LLC for $1,645,000.
This property was once in an advanced stage of development as an approved mixed-use (74-unit multi-family housing over first-floor retail) project known as Wilton Heights, located at the intersection of Danbury Rd. and Ridgefield Rd. But that approval by the Planning and Zoning Commission dates back to 2019, and since then that redevelopment proposal has seen two developers walk off the project. Co-owned by two longtime Wilton families, the seven-plus acre property is now in the hands of just one, as JFM Properties II LLC — the entity owned by the Mannix family — sold its share to MWD I LLC, owned by the Donahue family. GMW has reached out to a representative for the partners to see if there’s any potential interest from outside developers who might want to take on the shovel-ready opportunity.

I hope the sale of 0 and 300 Danbury Rd. signals a positive sign for development. Moved to Wilton in 2021 and have been silently asking why there’s no movement. Shovel ready indeed…
