The rush to get into Wilton before the next school year is on!
We are in the midst of the spring selling season, with lots of new listings. Many of those listings that are move-in ready and priced market-friendly are seeing lots of activity as well as accepted offers.
Month to Month Comparison
The February median Wilton home price, $857,000, is the highest it’s been since August 2017. Although year-to-date unit sales are down by 15%, days on market also is down 23% to 175.
There were 10 unit sales in February, down from 11 in February of 2017 but up from five in February 2016. Sales/list price ratio was flat in February over January.
Price per square foot in February was $265–up from $212 in January 2018, but down from $276 in February 2017.
Days on market of 175 in February was down from 205 in January and down even more from 227 in February 2017.
The three-month median price of $680,000 in February was up modestly from $636,250 in January but down from $799,500 in February 2017.
Sales of single-family homes is down 11% in the three months ending February 2018 over the same period last year. The number of homes going to contract in that time period is down 26%. Market time is up 19%. And the price per square foot sold was $231, down 19%. Sales-to-list price is relatively flat at 95%. The good news is that the number of new listings is down 24%; fewer new listings means less competition for home sellers.
