Several years after transforming a long-vacant property on Rte. 7 into a dedicated medical and wellness hub, the Wilton Wellness Center is now nearing full occupancy, with every tenant expanding and only a handful of suites remaining for lease. 

What began as a ground-up precision reimagining of an “eyesore” has quickly turned into one of Wilton’s most in-demand healthcare addresses.

From the outset, the building at 249 Danbury Rd. was designed with a singular focus: medical and wellness uses only. That decision, unusual at the time, continues to define both the tenant mix and the building’s identity.

“I think we were the first to do that,” said Tyler Gilsenan, vice president at Cambridge Hanover, which owns the property. “Our building is specifically designed solely for medical and wellness. That’s how we came up with the name, because it’s that all-encompassing approach.”

That clarity has helped shape a tightly connected environment where providers don’t just share space. Referral relationships between tenants are common, and over time the building has developed a sense of internal community.

“There’s a good symbiosis in our building,” Gilsenan said.

That dynamic has also driven growth. The building has allowed for tenants to build their presence and expand, a pattern that speaks to both demand and the building’s appeal.

“We’ve seen it now where every tenant in our building has needed more space over time,” Gilsenan said. “It’s just proven that there’s a lot of demand in the market.”

One of the clearest examples is Northwell Health, now the building’s anchor tenant following its merger with Nuvance. The system occupies the entire first floor and has expanded up to the second, bringing primary care, internal medicine and rotating specialties together in one location.

“To have such a creditworthy and trustworthy health system as our anchor tenant is incredible,” Gilsenan said.

For patients, that growth has translated into greater convenience, with more services available locally instead of requiring travel to neighboring towns.

The building’s location reinforces that accessibility. Positioned on Rte. 7/Danbury Rd. across from Wilton’s Town Hall, it offers both visibility and ease of access from surrounding communities, with traffic volume and dedicated turn lanes supporting steady flow in and out.

Inside, the focus shifts to experience. Because the building was designed specifically for medical use, it avoids many of the limitations found in retrofitted office or converted residential spaces. Layout, parking, and circulation were all considered from the beginning and everything in the building was designed with intention for a medical building. That thinking carries through to both practical features and patient comfort. The building offers ample parking, covered drop-off areas, modern elevators and light-filled spaces — details that, while often overlooked, shape the overall experience.

“Nobody loves going to the doctor,” Gilsenan said. “It makes the patient experience that much easier if you’re not going into a small, crammed waiting room.”

Tenants have responded by expanding their footprint within the building. Both Orthopedic & Neurosurgery Specialists (ONS), the area’s premier orthopedic and neurosurgery practice, and Vivo Infusion, a national provider specializing in infusion therapy, have increased their square footage by more than 50% at the Wilton Wellness Center since opening.

“The expansion of our physical therapy services at 249 Danbury Rd. represents an important milestone for ONS and reflects the growing needs of the Wilton community,” ONS Sports Medicine Specialist Paul Tomaszewski, MD, said. “By bringing state-of-the-art rehabilitation directly alongside our clinical offices, we have created a seamless path from diagnosis to recovery under one roof. This approach improves access and helps streamline the recovery process for patients, athletes, and families across Fairfield County.”

With most of the building now leased — and existing tenants continuing to grow — the remaining availability has become increasingly limited. For prospective tenants, the opportunity is less about filling empty space and more about joining an established network of providers.

“The space that we have remaining can be demised to match the needs of the market,” Gilsenan said. “We can do custom buildouts to the specs that tenants are looking for and still give them the benefits of having those big names to share space with.”

That flexibility comes as demand for healthcare space continues to evolve, particularly with the rise of services focused on prevention, recovery and long-term wellness.

“The boom of people wanting to take care of themselves has seen a big spike recently,” Gilsenan said, “and that’s something we would welcome in our building.”

With only a handful of suites remaining, the Wilton Wellness Center is positioned to add the remaining pieces of its healthcare mix, offering what may be a limited window for providers looking to join an established and growing healthcare hub in the center of Wilton.
